What we're looking for in a site
A padel court is 20m × 10m and that number doesn't negotiate. Four of them, plus run-off, circulation, changing space and somewhere to sit afterwards, is the brief.
Beyond the rectangle, the filter is short: reachable on a weeknight after work, clear height for the enclosure, a term long enough to amortise the build, and zoning that allows commercial recreation without a two-year fight.
We're looking at both indoor and outdoor. They're genuinely different businesses — indoor plays twelve months a year and costs much more to build; outdoor is faster and cheaper and loses to the weather. Rather than deciding in the abstract, we're searching both and letting the first site that works on its own terms decide.
We'll say where it is when it's signed. Not before.
